PROPERTY REPAIRS

GAS & OIL BOILERS

We are experiencing unprecedented number of calls from all over Northern Ireland concerning boiler breakdowns due to the severe weather conditions.  Our heating contractors are working hard to ensure that all reports are attended to as soon as possible.

A number of boiler breakdowns have been due to the 'condensate' pipe from the boiler freezing up causing the boiler to 'lock out'.  The boiler cannot be started again until the ice in the condensate pipe has melted.  Unfortunately, with no sign of a thaw at present this means that the condensate pipe will remain blocked.

In order to get boilers working again our contractors are disconnecting the condensate pipe and placing a bowl or dish to catch the condensate (water). This will need to be emptied every so often otherwise it will overflow.  We recognise that this is an inconvenience, but it does mean that the heating system can be used.

Our contractors will return after the thaw and reconnect the condensate pipe.  There is no point in doing this at present as it will only freeze up again.

We also strongly advise that heating systems are kept running in this very cold weather otherwise any exposed pipes will freeze.  Even insulated pipes can freeze up in the current temperatures.

If we cannot get the boiler working our contractors will leave electric heaters until a full repair can be undertaken.

Our office will be closed on Friday 24th December and we open again on Tuesday 4 January 2011.

The Association is responsible for the repair and maintenance of the structure, the exterior and common parts of the premises. We endeavour to meet the following targets with regard to carrying out this responsibility:
Emergency Repairs

These are repairs that could be considered a risk to health eg. major electrical faults, burst pipes, fumes from gas or solid fuel room heaters. Our target is to complete these repairs within 24 hours.

 

Urgent Repairs  

These are less serious types of repairs but need to be carried out quickly nevertheless, eg. other plumbing/electrical repairs, loose or missing slates, leaking toilet. Our target is to complete these repairs within 4 working days.

 

Routine Repairs  

These include most other repairs eg. repairs to fencing, gates. Our target is to complete these repairs within 20 working days.

REPORTING A REPAIR
The Association is not liable for repairs that arise as a result of tenants carelessness or neglect, these repairs are your responsibility. We may in some circumstances arrange for the damage to be made good, and the cost of the repair will be charged to you.

Please remember to give the following information:

  • Name, address and telephone number
  • A description of the repair in as much detail as possible
  • Times when you will be available to give access to contractors.

 

MEASURED TERM CONTRACTS

The Measured Term Response Maintenance Contracts developed in partnership with a number of other housing associations commenced on 3 September 2007. We anticipate that the introduction of the Measured Term Contract for response maintenance will lead to continued improvements in the effectiveness and efficiency of our repair service to tenants.
